Shared Ownership Mortgages

Shared ownership properties are normally purchased through housing associations. You will buy a certain percentage of the property and rent the rest from the housing association. You will have the option to purchase additional shares until you own it outright, known as "staircasing". The more of the property you own, the lower the rent on the remainder.

Shared ownership is particularly attractive for first time buyers looking to get onto the property ladder as lower mortgages and deposits are needed.

  • There are less lenders to choose from than for standard mortgages as they are considered a slightly higher risk. However rates and fees are comparable.
  • "Key workers" often have special schemes are available.
  • On shared-ownership resale properties, premiums are often paid on top of the price for the equity share of the house and it can be difficult to get the premium added to the mortgage.
  • The rent payable will be considered an additional commitment by the mortgage company in working out the mortgage available.
